Howth combines some of Dublin's most dramatic coastal scenery with a distinctive village character and a serious calibre of residential property. The housing mix ranges from sea-view villas along Balscadden Road, Carrickbrack Road and the cliff walks, to village properties around Harbour Road and St Nessan's, to mature detached homes on Thormanby Road and Howth Road. Coastal exposure in Howth is among the most aggressive in Dublin. Properties facing the open sea get the full force of salt-laden wind, driving rain and significant UV. That makes material selection and installation spec critical. Porcelain is our dominant recommendation here, it is inert to salt, does not fade in UV, does not require sealing and holds its finish through decades of coastal weather. Natural stone performs well when properly sealed and installed on a deep sub-base, and we work regularly with granite (locally-relevant given the Howth Head quarry heritage), limestone and sandstone.

Many Howth patio projects involve sloping or terraced gardens, particularly on properties set into the hillside of Howth Head. We design these with proper graded terracing, retaining walls and steps cut from granite or rendered blockwork. Level changes are not an afterthought, they are central to the design, often turning a challenging slope into a series of distinct outdoor rooms each with its own view. Lower-lying properties around the village and harbour sit on mixed made ground and coastal soils.
