Local Knowledge — Phibsborough

Phibsborough sits in Dublin 7, north of the Royal Canal and west of Drumcondra. The housing is almost entirely Victorian and Edwardian red-brick terraces built in the late 19th and early 20th century, on narrow streets off the Phibsborough Road and North Circular Road. Dalymount Park and DCU Drumcondra are key local landmarks. Ground is mostly stable boulder clay with slow drainage, making proper surface water planning essential. Dublin City Council handles all planning, dropped-kerb applications and drainage compliance.

Driveway Experts Serving Phibsborough

Phibsborough is one of north inner Dublin's densest residential neighbourhoods, built almost entirely of Victorian and Edwardian red-brick terraces on narrow streets off the Phibsborough Road. Streets like Geraldine Street, Leinster Street North, Synnott Street, St Peter's Road and the roads around Dalymount Park were built long before off-street parking was a design consideration. That shapes nearly every driveway project we do here, either it is a careful front garden conversion, or a compact upgrade on one of the existing narrow drives.

Front garden driveway conversions are the most common request we handle in Phibsborough. With on-street parking genuinely scarce, especially on match days at Dalymount and with DCU Drumcondra nearby, the value of a proper off-street space has grown significantly. We design these conversions sympathetically, using block paving, resin bound or natural stone finishes in tones that complement the original red-brick and granite kerbstones. Dublin City Council handles the dropped-kerb application, and we coordinate that process as part of the build.

Access is the single biggest practical challenge on Phibsborough jobs. Many of the terraced streets here are one-lane with parked cars on both sides during most of the day. Our crews are set up for this, smaller excavators and tippers, careful coordination with neighbours on both sides, and a build schedule designed to keep access clear for residents throughout. We have been working the Phibsborough streets for decades and know every narrow corner.

Delaney Tarmac & Paving is based across Kildare and Dublin, and Phibsborough is within our regular Dublin 7 service area. The M50 and the North Circular combined put us on site in around 35 minutes. That accessibility means quick turnaround on quotes, short lead times on starts, and easy follow-up visits once the job is complete.

Ground conditions across Phibsborough are mostly stable boulder clay with good foundation characteristics but slow drainage. That combination makes drainage planning essential. Every Phibsborough driveway we build includes proper crossfall, edge channels and gullies or ACO channels to meet Dublin City Council surface water requirements. Paved areas over 5 square metres require permeable surfacing or a soakaway, which we handle as part of the compliance spec.

Patio work in Phibsborough back gardens is less common only because many properties here have very compact rear gardens. Where the garden is large enough to support a proper patio, especially on the double-fronted period homes, porcelain and natural stone work exceptionally well. We handle the full build including excavation, drainage, edging, steps and any low retaining walls needed on sloping or terraced sites.
